In Sarasota County, closed sales of single-family homes increased 15.2% compared with June of the previous year. The median sale price rose 8.2% to $492,450.
In addition, active single-family listings in Sarasota County declined 27.4%. Inventory fell from 6.3 months to 4.1 months.
Homes also moved faster. The median time to contract dropped from 60 days to 47 days.
Manatee County saw similar strength. Closed single-family home sales increased 26.2%, while the median sale price climbed 11.4% to $490,000. New pending sales rose 22.8%, and active inventory declined 15.3%.
These are positive signs for many sellers. Still, countywide statistics only provide a broad view. Your home’s result will depend on its neighborhood, condition, price range, features, and competition.
Single-Family Home Sellers Are Seeing Stronger Conditions
For single-family homeowners, the June report points to stronger demand and less competition.
Both Sarasota and Manatee counties had about 4.1 months of single-family inventory. That level gives buyers choices, but it also creates opportunities for well-prepared sellers.
In Sarasota County, sellers received a median of 94.4% of their original asking price. In Manatee County, they received 95.8%.
That difference between the asking price and final sale price is important.
It shows that buyers remain active. However, many buyers still expect room to negotiate. Therefore, setting an unrealistic price may lead to a longer listing period, fewer showings, and a later price reduction.
A strong market does not rescue an overpriced home.

The condo and townhome market tells a different story.
In Sarasota County, condo and townhome sales increased 25.5%. However, the median sale price declined 7.5% to $343,750.
Inventory remained higher at 6.3 months, while the median time to contract reached 71 days. Sellers received a median of 92% of their original list price.
Therefore, an increase in sales does not always mean an increase in value.
Condo buyers often compare more than the unit itself. They may also examine:
- Monthly association fees
- Building reserves
- Special assessments
- Insurance costs
- Building age
- Recent repairs
- Community amenities
